The private, gated community of Mastique overlooks the crystal clear waters of Lake Mastique; a 25-acre, 35-foot deep lake bordered by hundreds of acres of nature preserves. Lake Mastique has a fishing pier and boat docks (with canoes, kayaks, Hobbie Cats and paddle boats available for private use). There is a 1 mile crushed shell walking or jogging path that circles the entire lake. Residences enjoy endless Gulf views and those of Sanibel Island and Fort Myers Beach. Mastique is conveniently located just a 10 minutes drive to Sanibel Island or Fort Myers Beach and just a 3/4 of a mile walk from Bunche Beach. You can also take the bike paths to the sugar-sand beaches. Residences
Within the community of Mastique are two high-rise residential towers with 132 residences, 66 per building. Each building has four residences per floor, with only two penthouses per tower. Superior architectural designs are found throughout each to maximize floor-to-ceiling glass sliders for views. Enjoy private elevator access to each residence and 7'4" solid core double entry doors and tray ceilings. The interior residences boast 9' ceilings, 5 1/4" base moldings, 7' panel doors throughout, digital thermostats and pre-wired security systems.
The construction is reinforced concrete insulated floors and walls built to rigid hurricane code standards.

Disclosure Laws >Potential Problems
Every house has some "quirks", and some have material defects that may affect the sales agreement or the asking price. Placing a less-than-perfect house on the market is fine as long as you and your real estate agent give the buyers information on any "hidden defects".
Most litigation in real estate transactions involves the buyer suing the seller for failure to disclose a problem. Whether it is a leaky roof, dry rot, plumbing or heating problems, or a wet basement, most courts do not apply the "let the buyer beware" rule to real estate transactions. Even if the buyers had a structural inspection and you sold the property "as is," you may be held responsible for undisclosed defects.
Sellers have an obligation to disclose both obvious and hidden defects. Courts have not been sympathetic to sellers who have lived in a house and are in a position to know what works and what doesn't, but do not fully reveal the facts. This is one area where honesty is the only policy. Ask your agent for help if you are unclear about any aspects of the disclosure form.
